I have been answering the same questions for years. A buyer calls me up, excited about putting a manufactured or modular home on a piece of land they found. Then the questions start coming: What is the difference between manufactured and modular? Can I get a real mortgage or am I stuck with chattel loans? What about zoning? Will the county even let me do this? How much does site prep really cost? What about a septic system? What about inspections?

Every single time, I found myself walking people through the same process from scratch. And every single time, I wished I could just hand them something that laid it all out. So I finally built it. Today I am officially launching the Manufactured and Modular Home Buyer's Guide, and it covers everything I have learned working with buyers, lenders, dealers, and county officials across Central Kentucky and beyond.

What the Guide Covers

This is not a sales pitch for any particular dealer or home brand. It is a practical, honest walkthrough of the entire process of buying a manufactured or modular home and placing it on land you own or plan to buy. Here is what you will find inside:

I wrote it in plain language because that is what people actually need when they are making one of the biggest purchases of their lives.

The Free Starter Guide

Along with the full guide page, I put together a free downloadable starter packet for anyone who wants to get organized before they start shopping. It includes a financing comparison chart, a dealer shortlist for Central Kentucky, a plain-English summary of HB 160, and a buyer intake worksheet you can fill out before your first call with a lender or dealer.

You can grab the free guide here. No obligation, no pressure. Just the information you need to make a smart decision.

The Full Workbook

For buyers who want every detail covered, I also created a complete workbook: 150+ pages, 56 forms, and 12 phases from initial budgeting through your final walkthrough. It is $29.99 and it is designed to be your companion through the entire process. If you are the kind of person who wants checklists, comparison sheets, and a step-by-step system you can follow, that workbook is built for you. You will find it on the guide page.

Why This Matters Right Now

Kentucky is the number two state in the nation for manufactured housing. 31.6 percent of new single-family permits in this state are for manufactured homes. That is not a niche market. That is nearly a third of all new housing.

HB 160 just took effect in July 2026, and it changes the rules around titling and converting manufactured homes to real property in Kentucky. If you are buying this year, you need to understand what that law does and does not do for you.

And here is the number that gets people's attention: manufactured homes on owned land have appreciated 212 percent since 2000 nationally. When you own the land under your home and the home is permanently affixed, you are building real equity. That is a different story than the old stereotype of manufactured homes losing value, and it is a story more buyers need to hear.

The guide is written with Central Kentucky details baked in, including local lenders, county-specific notes, and Kentucky-specific laws. But the core process, financing breakdowns, and checklists work for buyers anywhere in the country.

One More Thing

I built this guide because I got tired of watching buyers walk into this process without the information they needed. Manufactured and modular homes are a legitimate, smart path to homeownership, especially for buyers who want to live on their own land without the cost of a full custom build. But the process has traps if you do not know where to look, and the financing side alone can cost people thousands of dollars if they choose the wrong loan product.

This guide is my attempt to level the playing field. I hope it helps.
