Your Property Valuation Administrator mails the assessed value your tax bill will be based on. Open it. Compare it to what your neighbors are selling for.

June 30

Assessment Appeal Deadline

If the assessed value looks too high, file with your County Board of Assessment Appeals. It's free, you represent yourself, and many homeowners never bother. Their loss.

Avoid Penalty

January 1

Tax Delinquency Date

Kentucky property taxes become delinquent on January 1. Penalties and interest start immediately. If your mortgage company handles escrow, verify they paid on time.

January

Prune Trees · Homestead Exemption Check

Dormant season is the safest window for pruning hardwoods. Also the time to verify your Homestead Exemption is applied if you're 65+ or disabled.

February

Sump Pump · Dryer Vent · Water Heater

Test the sump pump before spring rains, clean the dryer vent, and flush the water heater. Kentucky's hard water builds sediment fast.

March

HVAC Tune-Up · Roof Photo · Storm Prep

Book the AC service before everyone else does. Photograph your roof for a clean insurance baseline before storm season.

April

Termite Inspection · Radon Test · Builder Warranty

Swarm season for subterranean termites. Kentucky has elevated radon risk — a $15 test kit could save you a health problem. New construction? Year-one warranty walkthrough is due.

May

PVA Assessment Review · Drainage Check

Open your assessment notice and compare it to real sales. Walk your property and check that downspouts, grading, and gutters are pushing water away from the foundation.

June

Assessment Appeal Deadline · Attic · Dehumidifier

Last chance to file your assessment appeal. Inspect the attic for insulation gaps. Turn on the dehumidifier — Kentucky humidity runs 70-80% all summer.

July

Foundation Walkthrough

Heat and dry spells stress Kentucky's clay soil. Walk the perimeter and check for new cracks, soil gaps, sticking doors, or leaning fence posts.

August

Seal Driveway & Deck · Well Water Test

Best time to seal before fall moisture. If you're on a private well, test annually for bacteria and nitrates — agricultural runoff affects Central Kentucky well water.

September

Furnace Tune-Up · Chimney Sweep · Septic Check

Book HVAC and chimney service before October demand spikes. If you're on septic, have it inspected and pumped every 3-5 years.

October

Winterize Faucets · Pay Property Taxes Early

Disconnect hoses, cap spigots, insulate exposed pipes. Tax bills arrive — pay by November 1 for the 2% discount.

November

2% Tax Discount Deadline · Smoke Detectors

Last day for the property tax discount. Replace batteries in every smoke and CO detector. Replace units older than 10 years.

December

Clean Gutters · Ice Dam Prevention

Clear gutters after the last leaves fall. If you've had ice dams, the cause is attic insulation — not something heat cables fix.

Recurring Reminders

  • Change HVAC filter (monthly)
  • Test smoke & CO detectors (annually in November)
  • Radon test (every 2 years)
  • Septic pump (every 3-5 years, rural)
  • Well water test (annually, rural)
  • Replace smoke detectors (every 10 years)
